Foundation & Structural Repair in Encinitas

Leucadia cottages, Cardiff hillsides, Olivenhain acreage, bluff-top lots, and 1970s tracts. We repair foundations and structural problems across Encinitas, and we read the geotech report before we pick up a tool.

A 1950s cottage a few blocks off Coast Highway 101 in Leucadia has little in common with a 1980s slab home in a New Encinitas tract, and neither behaves like a hillside house in Olivenhain or a bluff-top lot in Old Encinitas. Encinitas Structural works on all of them. We’re an operating repair company serving homeowners directly, everywhere inside city limits, and we coordinate with licensed engineers as needed.

What we fix, and where to start reading

Cracked and settling foundations, raised floors and crawl spaces, slabs, retaining walls, seismic retrofits for older wood-frame homes, seawalls and upper-bluff systems, and the salt-air spalling that shows up on concrete near the beach. If you’re noticing wall cracks or floors that tilt, an inspection is the usual first step.

Where you live often points to the right page:

  • Leucadia: older lots along the 101 corridor and a drainage history the City itself acknowledges. Crawl-space moisture and settlement near low spots come up a lot. See foundation drainage.
  • Cardiff-by-the-Sea: hillside lots above Restaurant Row and coastal flooding at the bottom. See hillside and inland bluff foundations.
  • Olivenhain: big lots, long driveways, barns and arenas, and slopes that need respect. See Olivenhain property foundations.
  • Old Encinitas: downtown, Moonlight Beach, and the sandstone bluffs, where bluff-top work starts with an engineering geologist. See bluff-top home foundations.
  • New Encinitas: the 1970s and 80s tracts and townhomes. Our guess from era and building type is that many sit on slabs; there’s no citywide data, so we confirm on site. See slab foundation repair.

Older houses, older foundations

Census estimates put the city’s median year built at 1980, and more than half of all Encinitas housing units went up between 1970 and 1989. In the 92007 ZIP around Cardiff, about six in ten predate 1980. That’s a lot of homes built before current seismic detailing. It doesn’t mean those homes are failing. It means the first visit should include a look at how the house was actually built, not how we assume it was.

Seawalls and bluffs, without the hype

We repair and build seawalls and upper-bluff stabilization systems for bluff-top owners, always to plans from coastal and geotechnical engineers, and always with the permit path laid out first. What we won’t do is call a bluff “safe” or promise more than a structure can deliver. The ocean doesn’t sign contracts. See seawall repair and bluff stabilization.

The permit side, in plain terms

Most coastal permits here come from the City. Some repairs are exempt. Some aren’t, especially near a coastal bluff. We sort that out before we quote. The details live on our coastal permits page.
