Tell us what's going on at your place. A few details help us show up ready and give you a straight answer.
Tell us a bit about the house below, and Encinitas Structural will reply about a Free Quote. Leucadia, Cardiff-by-the-Sea, Olivenhain, Old Encinitas, New Encinitas: if it’s inside city limits, we cover it, and if you’re not sure, send the address anyway and we’ll tell you. We coordinate with licensed engineers as needed.
Here’s how it goes
- We read what you sent and follow up with any questions.
- We set up a visit. We look at the house, the lot, and the water, and get under the floor if there’s a crawl space.
- We explain what we found in plain language, including when the answer is “watch it” rather than “fix it.”
- You get a Free Quote in writing when repair makes sense, with notes on engineering, geotech, and permits if they’re part of the path.
Sending the form doesn’t commit you to anything, and it doesn’t lock in a method or a price. It starts the conversation.
Worth mentioning in the form
None of this is required, but it helps:
- Your community or cross streets. Leucadia near the 101 is a different visit than a hillside in Olivenhain.
- What you’re noticing. Cracks, floors that tilt, doors that stick, a wall leaning, water pooling, concrete spalling, or bluff and seawall concerns.
- When it started and whether it’s changed, especially after rain.
- House basics if you know them: rough year built, raised floor or slab, any additions.
- Paperwork you already have. Geotech reports, old permits, inspection reports, HOA notices.
- Who gets the findings. Board members and property managers: tell us which buildings are involved and who should receive the write-up, since foundations and exterior walls are often common area.
- How you’d like us to reach you.
Photos are welcome. They help us prepare, but we’ll still want to see the place in person. For background, foundation inspection explains what a visit covers and what affects cost walks through the factors.
If your request involves the bluff
Seawall repair, upper-bluff stabilization, and bluff-top foundations all start with paperwork. If you have a geotechnical report, prior permits, monitoring data, or an engineer already on the project, mention it. We’ll coordinate with licensed engineers as needed and lay out the permit path before quoting. We won’t promise approvals or timelines, because those belong to the City and, in some locations, the Coastal Commission. See seawall repair and bluff stabilization.
In escrow, or about to list
Give us the contingency deadline up front. We’ll do our best to fit the visit in and get you written findings you can hand to your agent. Sellers who want to know what a buyer’s inspector will find are welcome too.
